A <br /> WORK PLAN <br /> f <br /> (PRELIMINARY REPORT) <br /> GROUNDWATER CHARACTERIZATION <br /> DIAMOND PROPERTIES <br /> 825 WEST 11TH STREET <br /> TRACY, CALIFORNIA <br /> This workplan has been prepared for the Diamll <br /> ond operties site located at 825 <br /> West 11th Street, Tracy, California (see Figure 1). This wark plan will be submitted to <br /> Mr. James Wang of Diamond Properties, the California Regional Water Quality Control <br /> Board, Central Valley Region <br /> (Regional Board), and the San Joaquin County Environmental <br /> Health Department (County). Before commencing work at the site, all necessary permits <br /> will be acquired from regulatory agencies. Work will commence within 30 days upon <br /> approval of this work plan. <br /> E <br /> i <br /> PURPOSE <br /> The purpose of this work plan is to describe the pn3pased investigation of soil and <br /> ' groundwater quality beneath the Diamond Properties site. The investigation was requested <br /> by Diamond Properties. A previous soil investigation at the site has indicated that total <br /> petroleum hydrocarbons in the soil beneath the former underground tank area are above the <br /> Regional Board's action levels. <br /> k <br /> BACKGROUND <br /> The site was the location of a former gasoline service station. The station was <br /> abandoned several years ago, and the underground tanks were removed 5 years ago. There <br /> are no records of any leakage from the tanks. Engeo, Inc. (Engeo), was retained in late <br /> 1987 to conduct an investigation at the site. Their investigation indicates than relatively <br /> Iow concentrations of total petroleum fuel hydrocarbons (110 .n illigrams per kilogram) exist <br /> within the soil. The analytical results of Engeo's investigatioa are included at the end of <br /> their report. The site investigation report by Engeo was sent to the Regional Board and <br /> the County. <br /> i <br /> a <br /> I As indicated in the Engeo report, all structures, such as concrete pumping islands <br /> and building, :have been removed.
