This report has <br />been prepared for submittal to the San Joaquin County Environmental Health Department <br />(SJCEHD). On January 11, 2007, SECOR issued our Work Plan for Limited Phase ll <br />Environmental Site Assessment (Work Plan) to the SJCEHD. On January 25, 2007, the <br />SJCEHD approved SECOR's Work Plan (Attachment A). Provided below are brief descriptions <br />of site description, site background, proposed scope of work and schedule. <br />SITE DESCRIPTION <br />The site is the location of a former Wal-Mart store located on the northeast corner of the <br />intersection of East Telstar Place and Holman Road, south of East Hammer Lane. The site <br />consists of approximately 12.43 acres and is improved with a single-story concrete masonry <br />building totaling approximately 126,081 square feet and a former oil change facility located <br />along the west side of the main building. The surrounding area is primarily commercial; <br />commercial properties are located to the north with a multi-tenant building, to the south across <br />East Telstar Place by an auto dealership, to the east by Home Deport and a self-storage facility, <br />and to the west across Holman Road by another auto dealership (AEI, 2006). <br />In 1990, the site was developed with the current improvements and was formerly operated as a <br />Wal-Mart store until early 2006. Prior to 1990, the site was utilized for agricultural crops. <br />Currently, the site is occupied by Lifestyle Furniture, as a wholesale furniture store (AEI, 2006). <br />SITE BACKGROUND <br />The former Wal-Mart store operated an oil change facility located along the main building in the <br />southwest portion of the site. The oil change facility operated from November 1991 to early <br />2006, when Wal-Mart closed the store. The oil change facility consists of a large subsurface
