AEI Consultants (AEI) has been retained by Mr. <br />Sermone and Mr. Durham to provide environmental engineering and consulting services <br />associated with a previously removed underground storage tank (UST) on the property. This <br />workplan has been prepared in response to a boring permit requirement by the San Joaquin <br />County Environmental Health Department (SJCEHD). SJCEHD requires a work plan to <br />accompany applications for soil boring when "the purpose of the drilling/boring is to identify the <br />presence, absence or extent of soil or groundwater contamination." <br />SITE DESCRIPTION AND BACKGROUND <br />The subject property (hereafter referred to as the "site" or "property") is located on the east side <br />of McKinley Avenue in a mixed commercial/ residential area of Lathrop. The property totals <br />approximately 5.89 acres. It is improved with a single -story shop building totaling <br />approximately 1,100 square feet. Additionally, there are two modular homes on the subject <br />property. One of the homes is used as an office, and the other is used as a residence by one of <br />the employees of the business located at the subject property. The current business located at the <br />subject property is Trailer Resource. The property was developed with the shop building in <br />1977. Prior occupants of the subject property have included trucking companies, and a <br />harvesting company. Based on a review of historical sources, the subject property was <br />undeveloped prior to the 1970s. <br />Site and Vicinity Characteristics <br />The subject property is located in a mixed commercial/ residential area of Lathrop. The <br />immediately surrounding properties consist of a largely undeveloped parcel to the north.
