The purpose of <br /> this letter is to appraise you of our actions and findings. <br /> PHS/EHD has sent a copy of your letter to American Real Estate Group (AREG), a department of <br /> American Savings (New West Federal) located here in Stockton, that is managing this site. PHS/EHD <br /> also telephoned AREG and relayed your concerns to them over the phone. <br /> The issues raised in your letter fall under the jurisdiction of the San Joaquin County Community <br /> Development Department. PHS/EHD contacted the Community Development Department and the <br /> following points were discussed about this site. <br /> The zoning at the two northern corners at the intersection of Alpine and West Lane was recently changed <br /> back to a commercial zoning from a low density residential zoning (map enclosed). The area had <br /> historically been zoned commercial but when the new General Plan was recently approved, this zoning was <br /> inadvertently left off the new maps. The rezoning notification you received was to amend the new maps to <br /> reflect the original zoning that existed before the new General Plan was approved. <br /> When the Major Mart property is redeveloped for another use, the property owner will be required to <br /> obtain a "use permit" through the Community Development Department prior to development. This "use <br /> permit"will specify what upgrades, if any, are required at the site during redevelopment.
