' CL Properties, VI E37801.02B
December 30, 1999 Page 2
and others, 1959). Local groundwater flow may be influenced by pumping of water wells and
recharge from various sources. Evaluation of the effects of these conditions on groundwater beneath
the site is beyond the scope of this investigation.
2.3 Site History: The 315 South Central Avenue portion site is reported as the former location
of a dry cleaning facility,operating from approximately 1946 to 1964. Based on the results of a site
' reconnaissance, locations were selected at the potential former locations of the building pad (as
shown on Drawing 2).
The 37 West Sonora portion of the site is adjacent to an active dry cleaning facility(Snow Cleaners
38 West Sonora Street).
3.0 PURPOSE AND SCOPE
The purpose of this site characterization was to obtain data on soil conditions in the vicinity of a
former and adjacent to a current dry cleaner facility. The following scope of work was conducted
to achieve the stated objective:
• Obtained permits from the SJCEHD;
LInstalled soil vapor probes to collect soil vapor samples from selected locations (sampling
points) at the project site;
• Chemically analyzed soil vapor samples in the laboratory for selected HVOCs;
• Evaluated the field and analytical data and assess the presence of HVOCs in soil;
• Assessed the need for additional soil and/or groundwater characterization and/or identify
remedial action alternatives; and
• Prepared this technical report to document the investigative procedures, summarize the
findings, and present conclusions and recommendations.
Copies of the completed SJCEHD Well Permit Forms are contained in Appendix D.
' 4.0 INVESTIGATIVE PROCEDURES
This characterization consisted of afield investigation,a laboratory testing program,and preparation
of this technical report. This work plan and the activities summarized below were intended to be
consistent with the requirements of the SJCEHD and the California Regional Water Quality Control
Board(CRWQCB)as potential regulatory agencies. Standard operating procedures(SOPs),relevant
' to the field and laboratory activities, are described in Appendix A. Specific procedures and
deviations to the SOPS which were used in this work are summarized in the following sections.
4.1 Field Investi2ation: The field investigation consisted of collecting subsurface soil vapor
samples for chemical analyses.
4.1.1 Soil Sampling: Twining collected subsurface soil vapor samples at the project site from
sampling points advanced in two locations:
• five sampling points in the estimated former location of the dry cleaners ; and
