Airport Way, Stockton, CA <br /> August 2009, Page 3 of 15 <br /> 3.0 PROPERTY OVERVIEW <br /> 3.1 Property Layout <br /> The property is in the City of Stockton,California,on the southeast comer of South <br /> Airport Way and Industrial Drive(latitude 37.910200,longitude 121.258200). The <br /> property is shown on a plat provided by the San Joaquin County Assessor Department as a <br /> single parcel(Parcel 31)that is comprised of 24.89 acres.Photographs of the property are <br /> provided in Appendix A. A topographic map(Ref. 1), site plan,plat map, emergency <br /> evacuation map,and aerial photographs are provided in Appendix B. <br /> The property is zoned for commercial/industrial use and approximately 5 acres have been <br /> developed for commercial use near the northwestern comer of the property.The remaining 20 <br /> acres are undeveloped.The developed area contains an 81,000 sq. ft.building, <br /> loading/unloading docks for trucks and rail cars,an outside equipment storage area,a <br /> stormwater detention pond, and paved roadways,vehicle parking areas and truck access <br /> areas. <br /> 3.2 Environmental Setting <br /> The property is at an elevation of about 20 feet above mean sea level and has tittle <br /> topographic relief. Other than the building, paved areas,and stormwater detention pond, <br /> the property is covered with grass.North Little John Creek flows to the west and is located <br /> on the north side of Industrial Drive,approximately 100 feet north of the subject property. <br /> The creek drains into French Camp Slough about one mile west-southwest of the subject <br /> property. Based on information provided by EDR,the subject property is located within a <br /> 100-year flood plain. <br /> The property is underlain by soils that are described as follows by the Natural Resources <br /> Conservation Service(Ref. 2). <br /> Jacktone Clay(180), 0 to 2 percent slopes <br /> Jacktone-Urban land complex(181),0 to 2 percent slopes <br /> The soils are underlain by bedrock described as Quaternary Alluvial Fan Deposits overlying <br /> Upper Cretaceous marine sedimentary rocks(Ref. 3). The Stockton Fault is situated a few <br /> miles north of the subject property(Ref. 3). <br /> Based on information provided by a San Joaquin County groundwater report(Ref. 4),the <br /> depth to groundwater in the vicinity of the site is between 50 and 60 feet below ground <br /> surface. The direction of groundwater flow is west to southwest toward the San Joaquin <br /> River. This means that shallow groundwater beneath the subject property would originate <br /> beneath properties to the east. <br />
