Airport Way, Stockton, CA
August 2009, Page 5 of 15
4.0 SITE CONDITIONS
Information about site conditions was obtained from interviews and a review of database
information obtained through Environmental Data Resources,Inc. (EDR). Robert
Thomson of Hyde Environmental,Inc. inspected the property on May 2, 2009.
4.1 Utilities
The building is heated with natural gas and obtains electricity from Pacific Gas&c Electric
Co.(photo 3,Appendix A).Electricity is supplied to the facility via underground utilities
(photo 11,Appendix A).Potable water is supplied to the facility by the City of Stockton
(photo 7,Appendix A).Domestic wastewater is discharged to a septic system located on site
(photos 4,9 and 10,Appendix A).According to a representative of the owner(Ref. 5),the
septic system leach field is located northeast of the main building in a grass-covered field.A
plumbing plot plan from October 1956(Appendix B)depicts the leach field header as being
located 50 feet north and 55 feet east of the northeastern corner of the original warehouse. The
leach field is shown to be 100 feet long and 50 feet wide and located in a grass-covered field
The septic tank(as confirmed by observing access covers)is located just east of the current
office. Based on the provided drawing,a 4-inch diameter pipe extends from the septic tank
approximately 175 feet north to the leach field header. The access cover to the header was
identified during the site reconnaissance.
4.2 Hazardous Waste and Hazardous Materials
When we inspected the property in May 2009 there was visible evidence that hazardous
materials/waste may have been spilled onto the subject property from the adjacent property
to the west(photos 20—23,Appendix A). Evidence included stained ground,distressed
and dead vegetation, and piles of soil or debris. Additional information is provided in
Section 4.5.
A John Deere representative(Ref 5) stated that he had no knowledge that hazardous waste
and/or hazardous materials and/or soil/debris piles were ever disposed on the property.
4.3 Aboveground and Underground Storage Tanks
Other than the septic tank, the John Deere representative indicated that are no known
aboveground or underground storage tanks located at the property. Evidence of additional
tanks such as vents, access covers, fill ports, dispensers was not observed during the site
reconnaissance.
