' 1.0 SITE DESCRIPTION <br /> The Lee Galles Oldsmobile dealership (referred to herein as "the site" is located at 3190 Auto <br /> Center Circle in Stockton, California (Figure 1). The dealership is located on Lot 18 of the City <br /> Of Stockton Assessor's Map Book 092-22, and is shown to occupy land totaling 3.13 acres <br /> ' (Figure 4). The parcel of land is essentially flat, with some mounding due to landscaping. The <br /> parcel of land is covered by two joined main buildings and associated annexes. One building <br /> encompasses the dealership showroom and the sales and administrative offices, and the other <br /> ' building is occupied by the service department, which includes the car wash. The onsite <br /> buildings occupy a combined area of 26,325 square feet in the central portion of the site. The <br /> rest of the Site consists of asphalt parking areas, and landscaped garden islands. <br /> ' There are no surface water bodies or springs on the site, and surface water appears to drain to <br /> the south on the property and to the local sewer system via street gutters. An onsite hookup to <br /> ' the local sanitary sewer system is located near the car wash area. <br /> Neighboring properties include vacant open land to the south and west of the dealership, the Big <br /> Valley Ford auto dealership to the east and a large traffic circle occupied by mostly financial <br /> institutions is located north of the subject property.
