RIGHT OF ENTRY AGREEMENT Ywmne Bumice Lawrence, Harney James Lawrence, Xvonne Diane Holst and Qemeat Lewis EWA ("Licensor"), and Richland Communities, Inc„ a Florida Corporation ("Licensee"), hereby agree as follows: 1. Ac:ess to Properiv. Access Right Subject to the restrictions set forth in Paragraph 1.2 of this Right of Entry Agreement, Licensor hereby consents to entry upon that certain real property referred to herein as the Lawrence property, APN 191-260-14, 191-230-01 and 191-230.02 specifically depicted on the attached Exhibit "A" (the "Property"), by Licctsee and its employers, coosultazts and contractors, afar the date of this Agreement and until any termination of this Agreement in order to conduct, at T ictnsee's sole cost and expense, such inquiries, inspections, investigations, placement of monitoring wells, engineering, surveying, soils, geological, archeological, hydrological, environmental and/or biological investigations and assessments, and other tests and studies as Licensee deems appropriate in connection with Licensee's use of monitoring wells for Licensee's monitoring and use of monitoring well data. 1.2. Rcsuicvons. Licensee shall strictly comply with the following in connection with any activities by Licensee described in Paragraph 1.1; A. Licensee's access onto the Property shall be unlimited, and non-exclusive, however, it shall be revocable per P=.-Mph E. B. Licensee shall give Licensor and Licensees Lessee ('farmer"), George Perry and sons, az least one (1) full business days' (meaning at least twenty-four (24) hours) prior verbal or written notice of any entry by, or on behalf of, Licensee and/or Licensee's Representatives onto any of the Property, which notice shall include the general time and place of the entry and the placement of the drill sites and monitoring wells, tests or investigations or activities which Licensee and/or Licensee's Representative desires to perform on the Property. a) Furthermore, Licensee agrees to discuss the placement of the ,monitoring wells with the Licensor's (farmer) once this agreement is signed by all parties, and per Paragraph C Licensee shall interfere only as reasonably necessary with the farmer's ability to farm the property. C. Licensee shall not cause or permit any unreasonable interference with Licepsor's activides on the Property or on any nearby real property, D. Licensee shall keep the Property free and clear of any and all liens and encumbrances resulting from any activities by, or on behalf of, Licensee and/or Licensee's Representatives; 1~_ This Right of Entry Agreement shall end upon the termination of the option, or if extensions to the option are made, at the end of these extensions, or upon the outright purchase of Lawreoee p Mpery Right of$atry 10/I VO4 I
