Buena Vista Avenue <br /> Stockton CA <br /> (APN No.: 135-080-03) <br /> February 7, 2005 <br /> GPE Project No. 480.2 <br /> 1.0 INTRODUCTION <br /> The Property consists of a single parcel of industrial use Property encompassing <br /> a total area of about 0.8 acre. It is on the east side of Buena Vista Avenue at the <br /> terminus against the deep water turning basin and just south the intersection <br /> with Fremont Street. A water softener company, (Valley Water Treatment) <br /> ' occupies a portion of the lot. A Phase I ESA dated January 3, 2005 <br /> recommended a series of three soil borings to further investigate subsurface <br /> environmental conditions associated with the subject Property. The following <br /> are the specific recommendations contained in the ESA. <br /> • The degraded concrete lining of the brine pit outside Valley Water <br /> ' Treatment may allow leakage to impact the soil with elevated levels of <br /> salt. While salt is not normally considered to be hazardous, State water <br /> quality control standards are such that groundwater quality may not be <br /> degraded by wastewater releases. It is not known if the shallow <br /> groundwater may have been impacted by chronic, low-volume leakage <br /> from the brine pits. <br /> • The former underground gasoline tank was removed under County <br /> supervision and low levels of petroleum hydrocarbons leaked to impact the <br /> soil. No action was undertaken to investigate the extent of the impacted <br /> soil.
