Tenth Street
Tracy, CA 95376
Re: Tentative Map Processing
Dear Brian:
Your letter dated April 25, 1988, with a post-marked date of June 2, 1988,
was received yesterday. City of Tracy, during its construction of water '
line through our property, has drilled three holes on our property in
May. No written report has been provided us yet by the City, but we
understand from verbal discussions that two toles wre clean while the
third one, the one closest to Byron Road, was contaminated with hydrocarbon
" substances. We also understand that the portion of Byron Road, which
the City intends to abandon, is at least partially contaminated. As a
result, we do not feel that the original tentative map submittal (23-87-TSM)
is appropriate, and we intend to cancel it a d substitute with another
one dealing with the southern parcel alone.
F .
Our site is made up of two legal , recorded parcels. A copy of the map
showing the two parcels and a preliminary title report on each parcel
are enclosed herewith. Because contaminatior was found in May on the
northern edge of Parcel B, we do not propose developing this parcel
until the contamination issue is addressed. }however, all the tests and
trenching performed by the City to date all indicate Parcel A to be free
of contamination. We intend, therefore, to submit tentative map for
processing on Parcel A.
We had meetings with Mr. Mike Locke and Mr.. lec Cheney of Mr. Mike McCluskey's
office, and they both agreed that if Parcel f were not contaminated, we could
go ahead with the development.
Enclosed is a copy of our letter to Mr. MCC1 skey, outlining the scope of
drilling and investigation proposed to establish a clean line separating Parcel
A from possible contaminated area in Parcel E . The -scope of investigation
Is proposed by Terrestrial Technology, an outside environmental engineering
consultant currently working for the City of Tracy. ,
If this proposal meets with Planning, Engineering, and Public Works'
! . approval , we will proceed contracting Terrestrial Technology to perform
the testing. it is our understanding that once Parcel A is determined not
to be contaminated, Planning, Engineering, a d Public Works Departments
will let us process tentative map for and de elop Parcel A.
A-1
