•
Alpha
Environmental
2.0 SITE BACKGROUND
The Site is located on the southwest corner ofthe intersection of North Center Street and West WeberAvenue
in the City of Stockton, San Joaquin County,California. The location of the Site is shown on Figure 1,Site
Location Map. The subject property consists of an approximately 1.48-acre parcel of land improved with a
64,400-square-foot, 3-story hotel structure, occupied by"Howard Johnson Hotel." Asphalt-paved parking
and storage areas are located on the northeast and south portions of the Site. The properties in the vicinity
of the Site generally consist of commercial buildings(blood bank, restaurant, government building, etc.)to
the west, south, and east, and McLeod Lake to the north.
The Client provided Alpha with a previous Phase I ESA of the subject site conducted by Andersen
Environmental(Andersen),dated February 27,2015(Project No. 1502-267). Their assessment revealed no
evidence of Recognized Environmental Conditions(RECs)in connection with the subject property, except
for "the use of the western side of the property for auto repairibody, metal manufacturing and foundry
Purposes, and the potential for a release of hazardous materials to the subsurface." Based on the foregoing,
Andersen recommended a Phase II Environmental Site Assessment.
33 North Center Street
Stockton,California 2 March 2014
