Elk Lodge Property <br /> • 317 South Center Street <br /> ' Stockton, California <br /> ' Report of Findings— Continued Site Assessment <br /> 1.0 Project Identification <br /> First Commercial Real Estate has retained WIU, Inc., Environmental and Engineering <br /> Group to conduct a Phase II Continued Site Assessment for the Elks Lodge Property, <br /> located at 317 South Center Street in Stockton, California. The purpose of this continued <br /> site assessment was to complete a soil profile underlying the site and to determine the <br /> ' impact, if any, to the soil and groundwater. <br /> ' 2.0 Site Location & History <br /> , . The Elks Lodge Property is located in Stockton, California (Figure 1). The Assessor's <br /> Parcel Number (APN) is 137-31-10 in San Joaquin County. The site is located in the <br /> Northwest '/a of Section 21, Township 1 North, Range 6 East. The subject parcel has a <br /> ' physical address known as 317 South Center Street, Stockton, California (Figure 2). <br /> The subject property has been used for residential, commercial, retail and industrial <br /> purposes. It has been previously used as an auto parts wrecking yard and a dry cleaning <br /> facility. The auto wrecking yard was present between 1949 and 1955. In 1960 the site <br /> was cleared. The site is currently owned by the Elks Lodge. <br /> Condor Earth Technologies of Turlock, California, had conducted a Phase I <br /> Environmental Assessment and generated an Environmental Assessment Report dated <br /> ' August 15, 2000. Based on the field observations and data presented in the <br /> aforementioned report, an exploratory boring was considered necessary. <br /> 3.0 Scope of Work <br /> ' On February 15'h, 2001 AW completed one shallow soil boring to a depth of 26.5 feet, <br /> the point at which groundwater was first encountered. The soil samples were taken for <br /> ' purposes of analyzing contaminates and to determined soil lithology near the southwest <br /> • corner of the concrete pad. The groundwater was sampled to determine if contamination <br />
