Elks Lodge Property <br /> 317 South Center Street <br /> Stockton, California <br /> 1.0 Project Identification <br /> First Commercial Real Estate has retained WHY, Inc., Environmental and Engineering <br /> Group to conduct a Phase H Continued Site Assessment for the Elks Lodge Property, <br /> located at 317 South Center Street in Stockton, California. The purpose of this work plan . <br /> is to complete a soils profile underlying the site and determine the impact, if any, to the <br /> soil and groundwater. <br /> 2.0 Site Location & History <br /> The Elks Lodge Property is located in Stockton, California (Figure 1). The Assessor's <br /> Parcel Number (APN) is 137-310-10 in San Joaquin County. The site is located in the <br /> Northwest '/a of Section 21, Township 1 North, Range 6 East. The subject parcel has a <br /> physical address known as 317 South Center Street,"��r,California (Figure 2). <br /> 5* * <br /> The subject property has been used for residential, commercial, retail and industrial <br /> purposes. It has been previously used as an auto parts wrecking yard and dry cleaning <br /> facility. The site is currently owned by the Elks Lodge. <br /> Condor Earth Technologies of Turlock, California had conducted a Phase I Environmental <br /> Site Assessment Report, dated August 15, 2000. Based on the Phase I Historical <br /> Environmental Audit, an exploratory boring is warranted. <br /> 3.0 Scope of Work <br /> WHF proposes one (1) soil boring, which will extend to the groundwater table. Soil <br /> samples will be taken every five feet (5') for geologic purposes. The soil samples will be <br /> screened using a photo ionization detector (PID), and will be analyzed based on the results <br /> of the PID. A groundwater sample will also be taken using a hydropunch. The <br /> groundwater at this site is at approximately fifty feet (50') below ground level. The soil <br /> boring will not be converted into a monitoring well. <br />
