(AGE) has prepared this report documenting the <br /> 1 performance of Phase II site assessment at the site located at 1947 East Channel <br /> Street (2010 East Miner Street), Stockton, California (subject property or site). During <br /> the investigation a total of four (4) soil borings, and two (2) soil vapor borings were <br /> 1 advanced at the subject property for the collection of soil and soil vapor samples. The <br /> property location is depicted on Figure 1; property structures and boring locations are <br /> depicted on Figure 2. <br /> 1 INTRODUCTION/BACKGROUND <br /> 1 AGE initiated a Phase I Environmental Site Assessment (Phase 1) of the subject <br /> property on 22 January 2015. The Phase I identified the following Recognized <br /> 1 Environmental Conditions (RECs) in connection with the subject property: 1) the <br /> presence of several underground storage tanks (USTs) centrally located on the property <br /> and the use of the southern adjacent property as a Standard Oil facility. The USTs were <br /> 1 located on the property between at least 1917 and 1950, as depicted on historical <br /> Sanborn Maps. The San Joaquin County Environmental Health Department (SJCEHD) <br /> did not have any regulatory files under the subject property address regarding the <br /> former USTs. <br /> 1 Due to the close proximity, and up-to equi-gradient position of the former Standard Oil <br /> facility, as well as the absence of any site assessment data, AGE determined a potential <br /> 1 environmental concern on the subject property. Further, AGE concluded that the <br /> adjacent and nearby sites could pose a potential Vapor Encroachment Condition (VEC) <br /> to the subject property.
