Several possible sources for the impacted soil, other than the <br /> Yellow Submarine property, are located within 100 feet of the site. <br /> 0 Soil conditions and logistical constraints for remediation of the remaining impacted <br /> ' soil, either on-site or beneath Harding Way, are not favorable. <br /> 0 Most of the surface area above the impacted soil is capped by concrete and asphalt,... , <br /> reducing the possibility of groundwater infiltration and hydrocarbon migration. <br /> • No benzene has been detected in any well at the site. <br /> ' • Petroleum hydrocarbons have been detected only intermittently in groundwater, <br /> samples from the site. <br /> ' • Petroleum hydrocarbon concentrations in groundwater, when detected at the site, <br /> have not been above 150 ppb. <br /> • A consistent northeast groundwater flow direction at the site has been established.. <br /> • No municipal or beneficial use wells are in the vicinity of the site. <br /> • The State of California has not established drinking water MCL's or AL's for TPH <br /> as gasoline, diesel or motor oil. Toluene was detected at 1.5 ppb in MW-4 on one <br /> ' occasion, well below the AL for drinking water of 100 ppb. � /500 <br /> ' • Complete remediation of the impacted groundwater, based upon the most recent <br /> sample analysis, would be very costly and, most likely, not feasible. <br /> ' 5.0 LIMITATIONS <br /> Our professional services were performed using that degree of care and skill .ordinarily <br /> exercised by environmental consultant practicing in this or similar locations. The findings <br /> were based upon analytical results provided by independent laboratories. Evaluations of the <br /> geologWhydrogeologic conditions at the site for the purpose of this investigation are made <br /> from a Iimited number of available data points (i.e. borings and monitoring wells) and <br /> subsurface conditions may vary away from these data points.
