1 <br /> 1 <br /> 2.0 SITE CONDITIONS AND USE OF LAND <br /> 2.1 SITE DESCRIPTION <br /> 7 The subject site is partially occupied by two warehouses. The warehouses are of metal frame <br /> _J and roof with limited brick facades and have concrete slabs-on-grade. Asphalt pavement <br /> 19 access ways and parking lots surround the buildings with landscaped areas located on the <br /> west and north property boundaries. Surface inlet drains within the asphalt covered areas <br /> collect site surface water and direct it offsite. An electric transformer is located offsite, <br /> adjacent to the northeast comer of the warehouse that is located on the eastern property <br /> I <br /> line. Two areas of environmental concern were noted onsite. An approximately 20 by <br /> 20 foot area within the asphalt pavement was outlined by cracks, possibly indicating <br /> subsidence of backfill soils of a possible former underground storage tanks (USTs)area (See <br /> Figure 3). The other onsite area of concern was a exterior storage area of ten 55-gallon <br /> drums (See Figure 3). An offsite environmental concern is a paint scaffolding storage yard, <br /> located southeast where spray painting operations were conducted at the time of our site <br /> reconnaissance (see Figure 2). <br /> The property slopes gently to the northwest. The site elevation is approximately 37 feet <br /> J above mean sea level (msl). <br /> l <br /> 2.2 SURROUNDING PROPERTIES <br /> ! The subject site is bound by Industrial Park Drive on the north and South Main Street on <br /> the west. The surrounding adjacent properties include the various commercial and industrial <br /> properties including a Chevron service station to the west, storage units to the south, <br /> warehouses and distribution centers to the north, and continuation of the industrial park to <br /> the east (see Figure 2). <br /> 2.3 SUBSURFACE SOIL CONDITIONS/SITE GEOLOGY <br /> jThe proposed ARCO facility is located within the northern portion of the San Joaquin <br /> Valley. The elevation of the site is approximately 37 feet above msl with a gentle surface <br /> gradient to the northwest. <br /> 1 <br /> The subject site is situated on Holocene Dune Sand deposits overlying San Joaquin Valley <br /> 1 fill sediments. Within the site vicinity, the valley Fill sediments include Holocene-Pleistocene <br /> alluvium and river deposits characterized as the Modesto Formation (California Division of <br /> Mines and Geology (CDMG), 1990) and as the Victor Formation (California Department <br /> of Water Resources (CDWR), 1967) extending to approximately 100 feet below ground <br /> JN 40M-M-01 <br /> 2-1 <br />
