NCA <br /> cowum <br /> 1.0 INTRODUCTION <br /> 1.1 Authorization <br /> In accordance with the written authorization received from Kazmark Geiger&Laseter LLP, <br /> Nova Consulting Group, Inc. (Nova) conducted a Phase II Environmental Site Assessment <br /> (ESA) of Raley's Stockton tenant Paul's Cleaners located in Suite F at 2339 West Hammer <br /> Lane,Stockton, California (the"Site"). A Site Topographical Map is included as Figure 1 and <br /> a Site Location Map is included as Figure 2. <br /> 1.2 Background <br /> Based on the results of a Phase I ESA recently completed at the Site by Nova,the following <br /> recognized environmental condition was identified: <br /> • "Paul's Cleaners (2339 West Hammer Lane, Suite F) is an active dry cleaner. This <br /> dry cleaner has been a Property tenant since 1999. No evidence of any surface <br /> staining or spillage of dry cleaning solvents was observed adjacent to the dry <br /> cleaning machine in this unit. The floor adjacent to the dry cleaning machine <br /> appeared intact. However, minor cracks in the concrete, and degradation of the <br /> floor sealant were observed. Nova observed one drum labeled waste <br /> tetrachloroethylene (PCE), which was connected to the dry cleaning machine. One <br /> smaller drum was kept near the dry cleaning machine, and was also labeled as <br /> containing waste PCE. No surface staining or evidence of any spillage or leakage <br /> from the drums was observed. However, based on the length of time this suite has <br /> been used for dry cleaning purposes (approximately 13 years),the lack of secondary <br /> containment and the condition of the floor, this active dry cleaner is considered a <br /> recognized environmental condition in connection to the Property. " <br /> For additional information regarding the results of the Phase I ESA,please refer to the Nova <br /> report titled: Phase I Environmental Site Assessment, Raley's Stockton, 2309, 2323, 2339 & <br /> 2415 West Hammer Lane, Stockton, California 95209. (Report dated January 9, 2013, Nova <br /> Project Number B12-5194). <br /> 1.3 Objective <br /> The objective of this Phase lI ESA was to evaluate the shallow soil and groundwater at the <br /> Site for the presence of contamination associated with the use of the Site as a dry cleaner. <br /> Based on the objective described above,Nova completed the following scope of services. <br /> 1.4 Scope of Services <br /> The environmental services that Nova provided for this phase of the project included: <br /> • Obtained a drilling permit from San Joaquin County; <br /> RALEY'S STOCKTON NOVA PROJECT NO.B13-0472 <br /> PAGE 1 APRIL 9,2013 <br />
