2.0 SITE DESCRIPTION AND BACKGROUND <br /> 2.1 Site Setting <br /> The site is an active service station and car wash located in a mixed residential and commercial <br /> neighborhood, at the northwest corner of the intersection of Ryde Avenue and Country CIub <br /> Boulevard It is our understanding that the site operated as an Exxon-Branded service station <br /> (No 7-3708) until December 1995 New West Petroleum operated the service station between <br /> January 1996 and November 1997, Palisades purchased the property from New West Petroleum <br /> at this time <br /> In March 1994, three single-walled gasoline USTs used to store gasoline (one 6,000-gallon <br /> capacity, one 8,000-gallon capacity, and one 10,000-gallon capacity) and the gasoline product <br /> lines and fuel pump islands were removed from the northeastern portion of site A waste oil <br /> UST, formerly located in the northwestern portion of the property, was also removed at this time <br /> Double-walled fiberglass USTs (diesel and gasoline) were subsequently installed in a new cavity <br /> located in the east central portion of the site A new fuel dispenser island, located in the <br /> southeastern portion of the property, was also constructed The locations of the former and <br /> current USTs and pump islands, and the configuration of the facility, are shown on Figure 2 <br /> Motor vehicle fuels were also released to the subsurface at 2725 Country Club Boulevard, an <br /> active 7-11 service station (#14117) situated immediately west of the Palisades service station <br /> Soil and groundwater beneath this 7-11 facility are impacted with TPHG, BTEX, MTBE, and <br /> TBA The location of 7-11 station #14117 is shown on Figure 3 <br /> A Shell station formerly operated at 2575 Country Club Boulevard, approximately 450 feet east <br /> of the site Soil and groundwater beneath this property is also impacted with TPHG, BTEX, <br /> MTBE, and TBA A pump and treat groundwater remediation system is currently being operated <br /> on behalf of Shell The location of this former Shell station is illustrated on Figure 4 <br /> 22 Topography and Surface Conditions <br /> Topography in the vicinity of the site is generally flat, at an elevation of approximately one foot <br /> above mean sea level Asphalt and concrete cover a majority of the subject property <br /> Landscaped planters are situated near the perimeter of the property <br /> 2 2 1 Drainage <br /> The retail facility building footprint, UST sump covers, and asphalt/concrete finishes are <br /> elevated above the crown of Country Club Boulevard and Ryde Avenue Rainwater appears to <br /> flow into storm drains located in the curb area of Country Club Boulevard and Ryde Avenue <br /> The nearest surface water body is Smith Canal, situated approximately 1,300 feet south of the <br /> site There are no ponds, lagoons, or drainage ditches used at the site <br /> K IDSA Gasohne10835\Reportslusan5-scm assessment report doo Page 3 5MATUS <br />
