i6a <br /> Onsite and Offsite Assessment Report 1 <br /> `Zr The Southland Corporation,2725 Country Club Boulevard,Stockton California November 30,1998 <br /> 1.0 INTRODUCTION <br /> This report is submitted by Fluor Daniel GTI, Inc. (Fluor Daniel GTI)to summarize the results of initial <br /> site assessment at Southland Store No. 14117 and adjacent property owned by Patmon Company, Inc. <br /> (Patmon Company). Southland Store No. 14117 (Southland 14117)is located at 2725 Country Club <br /> Boulevard, and the Patmon Company property(Patmon Property) is located at 2733 Country Club <br /> Boulevard (Figures 1 and 2). The scope of work included drilling and sampling 17 soil borings(6 of <br /> which were located on the Patmon Property), laboratory analysis of selected soil samples and one <br /> groundwater sample from each boring, and preparation of this report. The work was conducted to <br /> meet the requirements of the San Joaquin County Department of Public Health Services (SJCPHS), <br /> Environmental Health Division for initial site assessment, and to address real-estate transaction issues <br /> relating to the Patmon Property. <br /> The work described in this report was completed from September 29 through October 2, 1998,in <br /> accordance with the scope of work outlined in Fluor Daniel GTI's Underground Storage Tank Removal <br /> Report and Workplan for Farther Site Investigation,dated September 25, 1998. <br /> 1.1 Background <br /> Southland 14117 is bounded to the north and west by the Patmon Property(residential condominiums), <br /> +� to the east by a USA(former Exxon) Service Station, and to the south by Country Club Boulevard. <br /> There are reported dry cleaning facilities in the general site area. <br /> The following section outlines the previous environmental history of the Southland facility. It is noted <br /> that the USA/Exxon facility has reportedly experienced a release of hydrocarbons, but detailed <br /> �. information regarding the status of investigation and/or remediation at the USA/Exxon site is not <br /> available at this time for inclusion in this report. Future reports on the Southland site may include <br /> relevant information on the USA/Exxon site as further information is obtained from SJCPHS files. <br /> On July 17, 1998,three 10,000-gallon single-wall underground storage tanks (USTs)were removed <br /> from Southland 14117,and were replaced by new USTs (Figure 2). The new tanks were installed in a <br /> +•• newly-excavated tank pit, located east of the old tank pit near the eastern site property line. The <br /> USA/Exxon site is located just east of the new tank pit area. <br /> During Southland's tank removal,six soil samples were collected from the floor of the UST excavation <br /> beneath each end of the three USTs at a depth of 13.5 feet to 14.5 feet BGS. One groundwater grab <br /> sample was also collected from beneath each of the USTs. All soil and groundwater sampling was <br /> conducted at the direction and observation of Mr.Michael Kith of the SJCPHS.
