kL EINFELDER <br /> ATTACHMENT A <br /> SCOPE OF WORK <br /> Environmental Services Including <br /> Limited Groundwater Assessment <br /> 800 Douglas Road <br /> Stockton, California <br /> INTRODUCTION <br /> Kleinfelder is pleased to provide this proposal to The Sims-Grupe Management <br /> Company. This proposal was developed after discussion with Mr. Phil Johnson of The <br /> Sims-Grupe Management Company and is a preliminary understanding of The Sims- <br /> Grupe Management Company desires and requirements. Kleinfelder is committed to <br /> providing quality service to our clients, commensurate with their wants, needs, and <br /> desired level of risk. If a portion of this proposal does not meet the needs of The Sims- <br /> Grupe Management Company, or if those needs have changed, Kleinfelder will <br /> consider appropriate modifications, subject to the standards of care to which we adhere <br /> as professionals. Modifications such as changes in scope, methodology, scheduling, <br /> and contract terms and conditions may result in changes to the risks assumed by the <br /> client, as well as adjustments to our fees. We look forward to the opportunity to serve <br /> you. <br /> BACKGROUND <br /> The Sims-Grupe Management Company is currently in a 60-day escrow period for two <br /> commercial buildings located at 800 Douglas Road, in Stockton, California. Douglas <br /> Road is located adjacent and south of the Lincoln Center. The Sims-Grupe <br /> Management Company has requested the collection of groundwater samples from the <br /> subject property to evaluate for potential groundwater contamination. The subject <br /> property is located adjacent and south of the Lincoln Shopping Center. Mr. Phil <br /> Johnson of Sims-Grupe Management Company provided Kleinfelder with the most <br /> recent groundwater monitoring report for the Lincoln Center area titled "Groundwater <br /> Monitoring Report for the Semiannual Period from January 1 through June 30, 2007, <br /> Lincoln Center, Stockton, CA" prepared by LFR Environmental and dated August 15, <br /> 2007. In summary: <br /> The Lincoln Center is a retail shopping center that encompasses approximately 30- <br /> acres. It is bounded on the west by Gettysburg Place, on the east by Pacific Avenue, <br /> on the south by Douglas Avenue, and on the north by Lincoln Elementary School. <br /> Benjamin Holt Drive runs east-west through the middle of Lincoln Center. In 1984, <br /> groundwater contamination was detected in a municipal supply well located along the <br /> western edge of Lincoln Center. Subsequent investigations began to assess the nature <br /> and extent of contamination in soil and groundwater at Lincoln Center.
