Clayton <br /> i�,CiRci�"t�rai <br /> 5.0 <br /> Our findings and recommendations, based on the results of this investigation, follow. <br /> • The site has been used as a banking facility since 1961. Prior to this date, two <br /> smaller buildings existed onsite. <br /> • No visible evidence of underground storage tanks was observed onsite. <br /> • No visibly: evidence of stained soil, chemical contamination, hazardous materials <br /> was observed onsite. <br /> • The electrical transformer serving the subject site is located offsite in an <br /> underground concrete vault. No leak was observed from this transformer. It is <br /> not known whether this transformer contains regulated concentrations of <br /> polychlorinated biphenyls (PCBs). <br /> • Suspect asbestos-containing building materials observed throughout the building <br /> included ceiling panels, wall coverings, pipe insulation, and floor tile. Proper <br /> sampling and laboratory analysis is the best way to confirm or deny the presence <br /> of asbestos. An asbestos survey can be deferred until renovation or demolition <br /> threatens to disturb the suspect materials. <br /> • There are no National Priority List or State of California Superfund sites within 1 <br /> mile of the subject site. <br /> • There are several listed leaking underground tanks within 112 mile of the subject <br /> site. One facility with documented groundwater contamination was located <br /> upgradient to crossgradient and within 200 feet of the subject site. This facility is <br /> the car repair shop and former Shell Gasoline station, located at 141 North El <br /> Dorado Street. Our record review revealed that a gasoline leak at this facility <br /> caused petroleum hydrocarbon contamination of the groundwater. This <br /> contamination may be migrating laterally to the east and under the subject site. <br /> • The drinking water in the building was sampled and analyzed for total lead. Lead <br /> was not detected in the sample (the detection limit was 0.002 mg/L). <br /> Based on the results of this investigation, Clayton recommends that: <br /> • American Savings Bank address the possibility of onsite groundwater <br /> contamination by installing one monitoring well on the subject site, downgradient <br /> from the car repair shop. Sampling and analysis of water from this well would <br /> determine if petroleum hydrocarbons are present in the groundwater under the <br /> subject site. <br /> • It is advisable to conduct an assessment of suspect asbestos-containing materials, <br /> including bulk sampling and analysis. This type of assessment is the best way to <br /> evaluate suspect asbestos-containing materials. An asbestos survey can be <br /> deferred until renovation or tenant remodeling threatens to disturb the suspect <br /> materials. <br /> -8- <br /> 334-M-0-rep <br />
