Phase H Site Assessment Report <br /> Royal Furniture (El Dorado at Lindsay) <br /> 342 & 348 North El Dorado Street, Stockton, California <br /> 1.0. INTRODUCTION <br /> At the request of Mr. Hai Li,Advanced GeoEnvironmental, Inc. (AGE)has prepared the enclosed <br /> Phase II Site Assessment Report for the property at 342 & 348 North El Dorado Street, Stockton, <br /> California(the site).The location of the site and its surroundings are illustrated on Figure 1; major <br /> features on the site and soil probe boring locations are illustrated on Figure 2. <br /> This work was performed as part of due diligence by Mr. Li to investigate areas of potential <br /> environmental concern at the site, and was performed in accordance with guidelines issued by the <br /> Central Valley Regional Water Quality Control Board (CVRWQCB) for the investigation of <br /> underground storage tank (UST) sites <br /> Based on data from ground water monitoring wells in the area, ground water was inferred to be at <br /> a depth of approximately 20 feet below surface grade(bsg) and flows towards the northeast. <br /> 2.0. BACKGROUND <br /> In the course of a Phase I investigation by AGE, a three-chamber oil/water separator containing <br /> sludge was discovered in the southeast portion of the site.The sludge was suspected to be impacted <br /> by petroleum hydrocarbon contaminants from an auto repair shop previously located on the property. <br /> The sludge was pumped out and properly disposed, and the separator was cleaned with a pressure <br /> washer.After cleaning the separator, one exploratory boring was made immediately adjacent to the <br /> northwest side of the separator and soil samples were collected from depths of 6 and 8 feet below <br /> surface grade(bsg).Analytical results of the soil samples detected moderate concentrations of TPH <br /> as diesel, motor oil and gasoline were detected in the sample from 6-foot depth (Table 1); much <br /> lower concentrations of TPH as diesel, motor oil and gasoline and toluene were detected in the <br /> sample from 8 feet bsg. In addition, three analytes were detected above laboratory reporting limits <br /> for volatile organic carbons(sec-butyl benzene, 150 µg/mg,n-propel benzene,71 µg/mg and 1,2,4- <br /> trimethylbenzene, 410 gg/mg) in the sample from 6-feet bsg; volatile organic carbons were not <br /> analyzed in the sample from 8 feet bsg(Table 1).Based on the analytical results of the soil samples, <br /> AGE recommended removing the separator and over-excavating the separator site. Separator <br /> cleanup,soil sampling and analytical procedures,findings,conclusions and recommendations were <br /> presented in the AGE-prepared Preliminary Site Assessment Phase II Status, dated 30 November <br /> 2001. <br /> Advanced GeoEnvironmental,Inc. <br />
