• Ms Scheutzow <br /> Page 6 <br /> September 21, 1990 <br /> SUMMARY AND CONCLUSIONS <br /> Based on the results of this study, there appears to be two areas of environmental concern associated <br /> with the subject property <br /> The first concern is the potential existence of underground storage tanks on the property <br /> Architectural plans from 1930 and 1967 show 15 USTs on the facility An additional 1,000-gallon <br /> tank is shown, but the plans do not specify whether the tank is an above ground tank or a UST <br /> These USTs are shown as being used for the storage of gasoline, waste oil, fuel oil, and lubricant oil, <br /> and range in capacity from 65 gallons to 7,200 gallons The 1967 plans indicate that four of the USTs <br /> were filled and abandoned in September, 1967 The status of the remaining 12 tanks is unknown <br /> There were no other evidence of USTs, such as vent pipes and fill plates, on the property Mr <br /> Willrich stated that he had no additional information regarding the tanks <br /> The second concern is the many areas of moderate to heavily oil-stained concrete in the facility, and <br /> the the oil that appears to be leaking from the waste oil storage tanks In most areas, the integrity of <br /> the concrete could not be determined due to the amount of oil present on the concrete TRC <br /> recommends that facility personnel practice good housekeeping procedures to minimize the potential <br /> for problems to occur In addition,TRC recommends that upon vacating the facility, Firestone clean <br /> the concrete throughout the facility and inspect the floor to insure that the concrete is in good <br /> condition and has not been breached by oil <br /> No visually obvious environmental concerns were observed during the site walkover, other than the <br /> oil stains and potential USTs previously mentioned There were no transformers observed on the <br /> property <br /> One bulk material sample of floor tile was collected in the bathroom of the sales area for asbestos <br /> analysis Laboratory analysis did not indicate detectable levels of asbestos in this sample The floor <br /> the appeared to be in good, non-friable condition No other suspect asbestos containing material, <br /> such as structural fireproofing, ceiling tiles, sprayed-on ceiling material and pipe insulation was <br /> observed on the property <br /> No visually obvious environmental concerns were observed in the aerial photographs Aerial <br /> photographs of the subject property indicated that the property building has been in existence since <br /> at least 1936 <br /> A review of regulatory agency information did not indicate any environmental concerns associated <br /> with the subject property or immediately adjacent properties The subject property was not listed <br /> on any of the in-house regulatory agency information <br /> • <br /> 7TC <br />
