(AGE) has <br /> prepared this Phase II Site Assessment Report for the subject property located at 1700 <br /> ' South EI Dorado Street, Stockton, California (site). The scope of work included <br /> advancement of four soil vapor points to depths of 5 to 10 feet below surface grade <br /> (bsg) for collection of soil-vapor samples at five (5) and ten (10) feet bsg. A site plan <br /> ' illustrating the location of the site is presented in Figure 1. <br /> ' 1.0. BACKGROUND <br /> The subject property is a single parcel located on the northwest corner of the <br /> ' intersection of East 3`d Street and South EI Dorado Street in the City of Stockton, <br /> California. AGE completed a Phase I Environmental Site Assessment (Phase 1) of the <br /> subject property on 21 January 2015. The Phase I identified the following Recognized <br /> Environmental Conditions (RECs) in connection with the subject property: 1) the <br /> potential for a Vapor Encroachment Condition (VEC) due to the close proximity to <br /> former dry cleaning facilities, and the following Historical Recognized Environmental <br /> ' Condition (HREC): a historical LUST investigation, closed by the San Joaquin County <br /> Environmental Health Department in September 1996. In December 1994, five <br /> underground storage tanks (USTs) were removed from the subject property. Soil <br /> ' samples were collected beneath the USTs and related piping, indicating no petroleum <br /> hydrocarbon impact was present.
