(1) Access driveways shall have a width of no less than 25 feet for two-way aisles and 16 <br /> feet for one-way aisles. (Development Title Section 9-1015.5[hD <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or Other permanent facilities shall be landscaped. At a minimum, a <br /> 10-foot-wide planting strip is required along adjacent streets. The strip shall be <br /> continuous except where crossed by driveways and walkways. (Development Title <br /> Section 9-1020.8) <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All outside storage areas and related activities, including storage areas for trash, shall <br /> be enclosed by a screen 6 to 8 feet in height. Screening can be of plant materials, <br /> fencing,walls, berms, or a combination of these. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Gabe Karam, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. <br /> b. The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standard R-17 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> C. The Traffic Impact Mitigation Fee may be required for this development. The fee is due <br /> and payable at the time of improvement plan approval. The fee currently is $653.00 per <br /> 1,000 gross square feet of building designated as 'Manufacturing" in the Tracy area. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. A credit may be <br /> allowed if it can be verified that a business was in operation on the site since April 23, <br /> 1990. (Resolution R-96-592) <br /> d. A copy of the Improvement Plan shall be submitted prior to the release of building <br /> permits. <br /> 3. PUBLIC HEALTH SERVICES: (Staff Contact: Johnny Yoakum, 468-3147) <br /> a. The sewage disposal system shall comply with the on-site sewage standards of San <br /> Joaquin County prior to Improvement Plan approval. A percolation test and a sewage <br /> disposal area, as determined by the percolation test, are required prior to approval by the <br /> j Environmental Health Division. A permit for the percolation test must be obtained from <br /> the Environmental Health Division. (Development Title Sections 9-1110.3, 9-1110.4(c), <br /> an 9-1110.5) <br /> b. State on revised plans or improvement plans the maximum number of employees the <br /> sewage disposal system is being designed for and that the leach field area will be <br /> barricaded so it cannot be driven over, parked on, or used as a storage area. This leach <br /> field area must be used for that specific purpose only and cannot contain any <br /> underground utility lines, (Development Title Section 9-1110.4(c)(5)) <br /> C.
