(3) Each parking stall shall be an unobstructed rectangle a minimum 9 feet wide and 20 <br /> feet long. (Development Title Section 9-1015.5[b]) <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the <br /> Site Plan: <br /> (1) Access driveways shall have a width of no less than 25 feet for two-way aisles and 16 <br /> feet for one-way aisles. (Development Title Section 9-1015.5[hD <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. At a minimum, a <br /> 10-foot-wide planting strip is required along adjacent streets. The strip shall be <br /> continuous except where crossed by driveways and walkways. (Development Title <br /> Section 9-1020.8) <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All outside storage areas and related activities, including storage areas for trash,shall <br /> be enclosed by a screen 6 to 8 feet in height. Screening can be of plant materials, <br /> fencing,walls, berms, or a combination of these. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Gabe Karam, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. <br /> b. The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standard R-17 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> C. The Traffic Impact Mitigation Fee may be required for this development. The fee is due <br /> and payable at the time of improvement pian approval. The fee currently is $653.00 per <br /> 1,000 gross square feet of building designated as "Manufacturing" in the Tracy area. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. A credit may be <br /> allowed if it can be verified that a business was in operation on the site since April 23, <br /> 1990. (Resolution R-96-592) <br /> d.
