I <br /> Analysis <br /> Background <br /> The site contains one existing metal building used for agricultural storage. Although there is no <br /> underlying project at this time, the applicants would like to utilize the existing building for one of the uses <br /> permitted in the I-W zone. <br /> Bases for Zone Reclassification <br /> Prior to approving an application for a Zone Reclassification, the Planning Commission and Board of <br /> Supervisors must determine that the proposed zone district is consistent with the General Plan and that <br /> the proposed zone is reasonable and beneficial. <br /> The Industrial Warehouse zone (I-W) is a consistent implementing zone for the Umited Industrial General <br /> Plan designation. This zone is intended to accommodate warehouses and service establishments that <br /> generate only domestic type waste water and do not require public sewage disposal systems. This zone <br /> permits the use of septic tanks for the disposal of waste water. <br /> The proposed site to be rezoned is within an area already planned for and developed with industrial uses. <br /> The parcels to the north,west, and south are zoned I-W and shown on the General Plan as IIL The Tracy <br /> Defense Depot is located west of the site.
