Lincoln Village Properties intends to lease the site to Prestige Oil who will operate
the site as a gasoline service station. Prestige Oil is going to remove and upgrade the existing UST
dispensing system (product delivery piping and dispenser areas). Wickland (Western Geo-
Engineers) will obtain the required documentation soil samples from beneath the removed piping
(one sample per 20 liner feet) and from beneath each dispenser. Confirmation soil sample borings
near the UST area, ongoing groundwater monitoring and vapor extraction monitoring indicated that
the soils beneath this site have been remediatcd (contamination has been removed) and that no
further actions are necessary. If gasoline contaminated soils are revealed during the piping removal
and sampling, these areas will be over-excavated until field screening (photo-ionizing detector with
a 10.2 ev bulb) indicates that the majority of contaminated soils have been removed (less than 50
ppmv PID from headspace of ziplock baggy). A maximum of 400 cubic yards of soil would be
removed during the over-excavation, see Figure I — Site map with potential areas of excavating
after product line removal.
Wickland Properties had permitted the removal of the 3-10,000 gallon underground storage tanks
and associated piping. Lincoln Village now plans to take ownership of the 3 USTs and will
upgrade the dispensing system. Wickland will conduct the above mentioned confirmation
sampling and the possible over-excavation. The empty tanks and associated piping, installed in
January 1989, are doublewall fiberglasses had contained/dispensed unleaded regular and unleaded
premium gasoline. EXXON removed the dispensers and all fluids from the piping and the UST's
when they vacated the property in July 1998.
I R-603 piping upgrade 1-2000
