A specific plan amendment shall be approved by the City of Stockton prior to the installation of <br /> the proposed Pacific Avenue driveway. The proposed driveway on Pacific Avenue shall be a <br /> type 38 driveway, not to exceed 35' in width. <br /> 2. The owner/developer shall dedicate right-of-way on Pacific Avenue within the limits of the project <br /> as needed to comply with the adopted Pacific Avenue Specific Plan. The two existing driveways <br /> on Pacific Avenue, along with the existing driveway on Douglas Road as identified on the site <br /> plan shall be abandoned, and replaced with curb, gutter, and sidewalk per City standards. <br /> Further, all hazardous, broken or raised curb, gutter and sidewalk shall be replaced per City <br /> standards. Said right-of-way dedication and required frontage improvements shall be completed <br /> prior to occupancy of any structures on this site. <br /> 3. City records indicate that the subject site and the adjacent parcel (APN 097-410-29)are not held <br /> in common ownership. Therefore, in order to ensure appropriate access rights, said parcels <br /> should enter into reciprocal access agreement. Said agreement shall be in place and recorded <br /> at the San Joaquin County Recorder's office prior to issuance of any building permit. <br /> 4. Signs or structures shall not encroach into the public right-of-way or utility easements. Further, <br /> ensure that the placement of the proposed sign does not impede vehicular sight distance. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
