Eleventh Street,Tracy,CA 95376
Site Background
The Site is located on the north side of East Eleventh Street in a mixed commercial and industrial area of
the City of Tracy, California (Figure 1).The Site is a rectangular shaped parcel and is currently occupied
by Cal Custom Audio. An office building is located near the southern property boundary and three
storage sheds are located north of the office building.
AGE performed a Phase I ESA in August 2017 in conformance with the scope and limitations of ASTM
Practice E1527-13, US-EPA AAI for 455 East Eleventh Street,Tracy,California,the Site.The AGE Phase I
ESA revealed the following two RECs.
• Three 55-gallon steel drums were noted on the north side of the western lumber shed. Drums
were not labeled, secondary containment was not present, and heavy thick oil staining was
noted surrounding this storage area.Additionally, oil saturated absorbent was surrounding the
drums.
• Heavy oil staining and pools of oil were observed throughout the back repair shop area during
the time of the site reconnaissance.
The AGE Phase I ESA also revealed the following historical REC (HREC).
• One 550-gallon underground storage tank was removed from the property in 1988.One sample
was taken from the tank pit during removal. No contaminates of concern were reported over
laboratory reporting limits. In February of 1994, San Joaquin County Environmental Health
Department confirmed the completion of the tank removal investigation and determined that
no further action was required.
During the AGE 2017 site reconnaissance, the existing office building was utilized for the sales of car
stereo equipment and the storage sheds were utilized for auto repair. Based on AEG's review of
historical documents, the Site has been developed with the current existing buildings since at least 1957.
The Site was occupied by San Joaquin Lumber Company since approximately 1965 until approximately
1999, when California Custom Audio began leasing the Site in 2008. A 550-gallon underground storage
tank (UST) which reportedly contained gasoline, was removed from the southern portion of the Site in
1988. One sample was taken from the tank pit during removal. Gasoline, benzene, toluene,
ethylbenzene, and xylenes)were not reported over laboratory reporting limits in the sample taken.
