Former Discovery Chevrolet June 5, 1998 <br /> Tracy.California _ Corrective Action Plan <br /> r <br /> 2.0 SITE DESCRIPTION <br /> 2.1 Site and FacilitDescription <br /> The site was formerly occupied by Discovery Chevrolet and most recently by Tracy <br /> Chevrolet. However, the site is currently unoccupied. Site facilities include an auto <br /> showroom, a sales office, and service bays. Locations of these facilities and other pertinent <br /> site features are shown on the Site Plan (Figure 2). <br /> 2.2 Site Vicinity and Local Land Use <br /> Since the settlement of the Central Valley during the 1800s, most of the land around Tracy <br /> has been used for agricultural purposes. With the post-World War Il development boom, <br /> much of the town of Tracy has been developed for industrial, commercial, and residential <br /> use (U.S. Geological Survey, 1980). Prior to the construction of the Interstate Highway 205 <br /> freeway, located approximately 7,500 feet northwest of the site, 11th Street was the former <br /> s s route of Highway 205 and the main east-west roadway through the town of Tracy. <br /> Most of the area around the site has been recently developed for residential purposes, <br /> however, many of the properties along 11 th Street are zoned for commercial purposes. The <br /> nearest buildings to the site are residential buildings located approximately 10 feet to the <br /> north of the site property, with other residential developments located to the northwest and <br /> northeast, and to the southwest across 1 lth Street. Commercial buildings are located to the <br /> east of the site in the Lincoln West shopping center and to the southeast across 11 th Street in <br /> the West Gate Plaza shopping center. A commercial / residential building housing a realty <br /> business is located to the south of the site across 11th Street. <br /> A city street (11th Street) is located directly south of the property. Subsurface utilities <br /> include sewer and water lines located beneath the roadway in 11th Street. The western <br /> property boundary is located adjacent to the Southern Pacific railroad tracks, and the site <br /> property is approximately 0.2-mile north of the Lower Main Canal.
