The site location is shown <br /> on Figure 1 included in Attachment 1. ENSR was contracted to perform the limited Phase 11 <br /> investigation based on the findings of ENSR's December 1998 Phase I assessment which <br /> identified environmental concerns potentially affecting the subject property due to past onsite <br /> business operations. These concerns focused on three former underground storage tanks <br /> (USTs) removed from the site in 1993, the presence of floor drains in the two of the buildings <br /> (former Auto Body Shop and Service Bay Building), the presence of five hydraulic auto lifts in <br /> one of the buildings, and the presence of aboveground chemical storage areas onsite. <br /> Analytical results of soil samples collected from 18 borings advanced at the subject property <br /> indicate the following: <br /> • Subsurface soil in the vicinity of the floor drains, former aboveground storage tank (AST), <br /> former drum storage area, and former underground storage tanks (USTs) does not contain <br /> chlorinated volatile organic compounds (VOCs) above laboratory detection limits. <br /> Subsurface soil in the vicinity of the onsite hydraulic lifts does not contalinpolychlorinated <br /> biphenyls (PCBs) above laboratory detection limits. <br /> • Total petroleum hydrocarbons (TPH)were detected at concentrations of 59 parts per million <br /> (ppm) as gasoline, 1,700 ppm as diesel, and 3,500 ppm as motor oil in a soil sample <br /> collected from a boring located adjacent to a hydraulic lift at the south end of the service <br /> bay building. <br /> • Benzene, toluene, ethylbenzene, and xylenes (BTEX) were detected at levels up to=x.901 <br /> ppm in some of the soil samples collected in the vicinity of the onsite-floor drains, hydraulic <br /> lifts, former drum storage area and former USTs; however, these con,"ntrations do riot <br /> exceed U.S. EPA Region 9 Preliminary Remediation Goals (PRGs) for residential soil:, <br /> • Low levels of total lead, chromium, nickel, and zinc were deteptedAn soltsamples OleCtad <br /> onsite, however these concentrations do not exceed U.S. EPA Regioh 9 PIRGs'-for <br /> '� residential soil. <br />
