1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> ' 1.1 Description of site: The project consists of two legal parcels. The subject Assessor's Parcel <br /> Numbers are 017-180-10 and 017-260-17. The project is in an agricultural area. The site contains <br /> an existing apple orchard. The parcel is zoned AG-40. <br /> ' 1.2 Description of Proposed Development: It is proposed to create two lots from the existing two <br /> parcels. Both parcels will contain 47.7 acres. The two parcels are being merged to create a parcel large <br /> ' enough to allow for a Minor Subdivision. In accordance with the San Joaquin County Development <br /> Title, this Surface and Subsurface Contamination Report(SSCR) is being submitted <br /> for approval. This report will investigate the property for visual or historical environmental <br /> contamination based on field observation, interviews with the owner, and County records. (This SSCR <br /> includes no chemical analysis). <br /> t1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> ' 2.1 Discussion of Past,Present, and Proposed Future Uses: The primary source of information of <br /> the historic use of this property is testimony from the owner, Brett Lagorio. Mr. Lagorio was <br /> ' interviewed in June, 2018. The owner has owned the parcel for one year. The land use has not <br /> changed significantly under his tenure. It has been a parcel with an orchard for the length of his <br /> ownership. <br /> Presently the property has an orchard. The surrounding area is an agricultural area. <br /> Mr. Lagorio farms the orchard himself. All chemicals used in his farming operation are applied per the <br /> ' manufacturer's recommendation and under permit by the San Joaquin County Agricultural <br /> Commissioner's office (Permit Number 39-18-3900230) <br /> ' 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods used to research: Methods used to research this parcel were records researched at the <br /> San Joaquin County Agriculture Commissioners office in May, 2018 (see appendix for results). An <br /> onsite survey was performed on June 11, 2018 by Joe Murphy of Dillon& Murphy. The San Joaquin <br /> ' County Environmental Health Department's underground storage tank mitigation database list did not <br /> yield any concerns. <br /> ' 3.2 Description of all past on-site potential and/or known above and below ground sources of <br /> contamination identified at the project site: Past on-site potentials for contaminations are low. The <br /> property has been an orchard for many years. Historically there have been no underground storage <br /> ' tanks. The owner has no knowledge of improper above ground storage of chemicals on the subject <br /> parcel. <br /> 1 <br />
