CONDITIONS OF APPROVAL <br /> MS-92-22 <br /> KEVIN DELU <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> Those conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The labor camp shall be confined to Parcel 1. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The owner shall execute an Irrevocable Offer to <br /> Dedicate a twenty-five foot (251 ) wide right-of-way <br /> along the westerly property line of APN 013-210-08 . (A <br /> $200. 00 fee currently is required for processing per <br /> Planning Title Section 9-10502 in addition to a copy of <br /> the Grant Deed and a legal description of the parcel to <br /> be offered for dedication) . (Planning Title Section <br /> 9-9204 , 9380) <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at <br /> the time of building permit application. (The fee <br /> currently is $2 , 845. 00 per single family dwelling unit <br /> in the Lodi area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. ) (Resolution R-90-304) <br /> d. The frontage improvements for the right-of-way to be <br /> offered for dedication in Recommendation No. b above <br /> shall be constructed in conformance with the standards <br /> for one-half of a 50-foot right-of-way farm or estate <br /> subdivision street. The construction of the frontage <br /> improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage <br /> and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior <br /> to approval to the Parcel Map. (A $250. 00 fee <br />
