CONDITIONS OF APPROVAL <br /> UP-01-9 <br /> Bodnar <br /> Use Permit Application No. UP-01-9 was approved by the San Joaquin County Planning Commission <br /> on�June 20, 2002. The effective date of approval is June 30, 2002. This approval will expire on <br /> Decen bkVO, 2003,/which is 18 months from the effective date of approval, unless (1) all Conditions <br /> of Approval""have been complied with, (2) all necessary building permits have been secured and <br /> remain in force, and (3) all necessary permits from other agencies have been secured and remain in <br /> force. <br /> i <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley, 468-3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect..This Plan must show drainage, driveway access details (including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a 249-seat neighborhood church facility to be completed in <br /> two (2) phases as shown on the Plan dated May 7, 2002 (Use Type: Religious Assembly- <br /> Neighborhood). The project shall be completed as follows: <br /> (1) Phase l: <br /> A. Construction of a 6,400-square-foot church building <br /> B. Construction of a storm drainage pond <br /> C. Parking of buses shall be limited to those used exclusively for the church <br /> (2) Phase II: <br /> A. Construction of a 24,000-square-foot multi-purpose room <br /> B. Demolish the single-family residence <br /> c. LOSS OF AGRICULTURAL LAND: The applicants shall cluster all development associated with <br /> religious assembly activities to the western 5.5 acres of land adjacent to Airport Way. <br /> d. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan.
