V <br /> (2) Phase II: Building Permits to be issued by June 20. 2097 (fifteen years <br /> from the gkinal date of approval). <br /> (a) Construction of a 24,000 square foot multi-purpose room <br /> (b) Demolish the single-family residence <br /> c) CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. <br /> If the Capital Facility Fee is applicable, the County shall collect the fees before the <br /> issuance of any building permits. (Development Title Section 9-124_ <br /> d) LOSS OF AGRICULTURAL LAND: The applicants shall cluster all development <br /> associated with religious assembly activities to the western 5.5 acres of land <br /> adjacent to Airport Way. <br /> e) STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site <br /> Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. (Development Title Section 9-1135) <br /> f) PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced <br /> and permanently maintained with base material of appropriate depth and <br /> asphalt concrete or Portland cement concrete to provide a durable, dust <br /> -free surface. Bumper guards shall be provided when necessary to <br /> protect adjacent structures or properties. Accessible spaces shall be located as close as possible to the <br /> primary entrance (C.C.R., Title 24) ( 0.33 spaces are required for every <br /> seat) (Development Title Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 <br /> parking spaces. (Development Title Section 9-1015.7) <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of <br /> the Development Title. The parking area shall be provided with a <br /> minimum of five percent (5%) of landscaping within the perimeter of the <br /> parking area, not including landscaping along the street frontage. <br /> Seventeen (17) trees shall be planted and evenly spaced throughout the <br /> parking lot.
