Revised Conditions:of Approval <br /> Use Permit Application No. UP-01-0009 was approved by the Planning Commission on June 20,2002. <br /> The effective date of approval is June 30, 2002. This approval will expire on December 30, 2003, <br /> which is 18 months'from the effective date of approval, unless (1) all Conditions of Approval have <br /> been complied with,''(2) all necessary building permits have been issued and remain in force, and (3) <br /> all necessary permits from other agencies have been issued and remain in force. <br /> Unless otherwise spectfied, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and-the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> E <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John Funderburg, 468-3160) <br /> .E <br /> a. - BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> t licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). Foundation and soils investigation shall 'be conducted in <br /> conformance with Chapter 18 of the California Building Code at the time of permit application. A fee <br /> is required for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVEDUSE: This approval is for a 249-seat neighborhood church facility to be completed in <br /> two (2) phases as shown on the Plan dated May 7, 2002 (.Use. Type: Religious Assembly- <br /> Neighborhood). The project shall be completed as follows: <br /> A. Phase I: <br /> (a) Construction of a 6,400 square foot church building <br /> (b) .construction of a storm drainage pond <br /> (c) Parking of buses shall be limited to those used exclusively for the church <br /> B. Phase ll: Building Permits to be issued bZ June 20 2017fifteen years from the ori final <br /> daterof apQroval). <br /> (a) Ponstruction of a 24,000 square foot multi-purpose room <br /> (b) Demolish the single-family residence <br /> c. CAPITAL FACILITY FEE:_This proiect may_be_subiect_to the Capital Facility Fee.
