"We have clustered our project on the west side of the property...we have left the remainder of
the 16.67 acres of property for significant use of agriculture. We have even let the neighboring
almond growers to the east of use farm this land for almonds at no cost to them. We have
allowed this for the reason that we feel the importance of agriculture and farming to our area and
to the state of California. Therefore, for the use of the significant amount of land (over 11 acres)
for agriculture we have made a huge investment for the purpose of agriculture."
Traffic Stud
The Department of Public Works required a traffic study be prepared. The traffic study prepared by David
Evans and Associates, Inc., determined that a southbound left-tum lane into the church facility would be
needed on Airport Way. The Department of Public Works is recommending as a condition of approval
that the improvements be made prior to occupancy of Phase II and that the lane shall be designed to
Caltrans standards by a Registered Civil Engineer.
Department of Toxic Substances Control
The Department of Toxic Substances Control (DTSC) has submitted a letter with recommendations
regarding this site (see attached letter). Upon inquiry, the DTSC has orally stated that there is no
indication that the proposed project site contains harmful pesticides and that the letter is a standard
response to projects proposed in agricultural zones.
J
UP-01-91Bodnar
San Joaquin County Page 4
Community Development
