UP-01-9 CENTRAL VALLEY BAPTIST CHURCH (CIO JOHN W. BODNAR) The applicant has submitted the above referenced Use Permit application for the I construction of a 249-seat neighborhood church facility in two phases. Phase I will consist of a 2,400 square-foot steel structure to be used as a multi-purpose building. Phase II will consist of a 10,000 square-foot church building. Phase II to be completed within a five-year period. (Use Type: Religious Assembly— Neighborhood) II The project site is located on the east side of Airport Way, 2,000-feet north of Roth Road, north of Manteca. i� Background The project site is a 16.67-acre parcel which currently contains a single-family residence in the front of the property. The project will occupy approximately 4.5 acres of the site. The remainder of the property is planted in almond orchard. The applicant is proposing the removal of the residence prior to the completion of Phase 11. The uses on the surrounding properties include orchard to the north and east; a house moving/storage facility and orchard to the south; and dairy, row crops, and orchard to the west. Acoustical Stud The location of the proposed structures are located within the 65 dB Ldn noise contours from Airport Way to the west as contained in the County General Plan (Volume III/D-36). The project will be required to comply with the Development Title's minimum noise standards for Religious Assembly. The 65dB contour line is located at 149-feet from Airport Way. On the site plan submitted, the applicant is proposing a church structure at approximately 80-feet from Airport Way. As per the County Development Title, an acoustical study would be required for this project identifying present and future noise sources, levels, possible impacts, and any noise attenuation measures, if applicable, to render the impacts to less-than significant. i
