UP-01-9 CENTRAL VALLEY BAPTIST <br /> CHURCH (CIO JOHN W. BODNAR) <br /> The applicant has submitted the above referenced Use Permit application for the <br /> I construction of a 249-seat neighborhood church facility in two phases. Phase I will <br /> consist of a 2,400 square-foot steel structure to be used as a multi-purpose building. <br /> Phase II will consist of a 10,000 square-foot church building. Phase II to be completed <br /> within a five-year period. (Use Type: Religious Assembly— Neighborhood) <br /> II <br /> The project site is located on the east side of Airport Way, 2,000-feet north of Roth Road, <br /> north of Manteca. <br /> i� <br /> Background <br /> The project site is a 16.67-acre parcel which currently contains a single-family residence <br /> in the front of the property. The project will occupy approximately 4.5 acres of the site. <br /> The remainder of the property is planted in almond orchard. The applicant is proposing <br /> the removal of the residence prior to the completion of Phase 11. <br /> The uses on the surrounding properties include orchard to the north and east; a house <br /> moving/storage facility and orchard to the south; and dairy, row crops, and orchard to the <br /> west. <br /> Acoustical Stud <br /> The location of the proposed structures are located within the 65 dB Ldn noise contours <br /> from Airport Way to the west as contained in the County General Plan (Volume III/D-36). <br /> The project will be required to comply with the Development Title's minimum noise <br /> standards for Religious Assembly. The 65dB contour line is located at 149-feet from <br /> Airport Way. On the site plan submitted, the applicant is proposing a church structure at <br /> approximately 80-feet from Airport Way. As per the County Development Title, an <br /> acoustical study would be required for this project identifying present and future noise <br /> sources, levels, possible impacts, and any noise attenuation measures, if applicable, to <br /> render the impacts to less-than significant. <br /> i <br />
