PA-0400384 OF PHOENIX PROGRAMS, <br /> INC_ (CIO JAMES TEICHEIRA) (APN: 241-300-52) (ADDRESS: 18325 S. <br /> AIRPORT WAY, MANTECA) <br /> The applicant has submitted the above referenced Use Permit application for a seven Feem group���'� <br /> care home for a maximum of fourteen residents. The total acreage of the project is 1.2 acres with. a <br /> a General Plan designation of RNL (Very Low Density Residential) and a Zoning of R-VL (Very <br /> Low Density Residential). <br /> The project site is located on the west side of Airport Way, 900 feet south of Yosemite Avenue in <br /> Manteca. <br /> This item is tentatively scheduled for the Planning Commission meeting of September 2, 2004. <br /> The Community Development Department has the following comments: <br /> Setback <br /> Side yard setbacks on lots within the residential zones shall have the minimum dimensions set <br /> forth in Table 9-310.3. (Development Title Section 9-410.5[b][1]) For parcels in the R-VL zone, <br /> the required side yard setback is fifteen (15) feet. A revised site plan showing the required side <br /> yard setback must be submitted to the Community Development Department by August 16, 2004 <br /> in order to remain on the September 2, 2004 Planning Commission agenda. <br /> Access <br /> The access driveway off of Airport Way shall have a width of no less than twenty-five (25) feet for <br /> two-way aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways <br /> designated as fire department access be less than twenty (20) feet wide. The driveway access to <br /> the parking area behind the proposed home must be a two-way aisle, and thus, shall have a <br /> width of twenty-five(25)feet. (Development Title Section 9-1015.5[hj) <br /> 1 <br /> Demolition of Mobile Home <br /> A demolition permit for the existing mobile home must be obtained from the Building Department <br /> prior to or concurrently with the application for a building permit for the proposed group care <br /> home. <br /> I <br />
