Area B—Airport South <br /> This area is made up of two triangular shaped sites totaling approximately 66 acres, located on either <br /> side of the southern ends of the airport runways. Both sites are zoned P-F. The site located to the <br /> northeast is developed with the Farmington Fresh facility. :Development potential of the Airport South <br /> functional area will be limited to air cargo uses due to vehicular access constraints and the area's direct <br /> runway access. <br /> Area C—Air Metro Park <br /> This infill area contains approximately 110 acres and is located in the southwest corner of the project <br /> site. Current uses include warehouse and distributing and airport support services. The Special <br /> Purpose Plan envisions continued infill of this area with manufacturing, warehousing and distribution, <br /> and potential research and development. Most of this area, with the exception of the southeastern <br /> corner, is zoned AP-X. The southeastern corner is zoned P-F and contains active taxiways. <br /> Area D—Airport West <br /> This area contains approximately 40 acres and is located along Airport Way, extending from the Air <br /> Metro Park to Arch-Airport Road. The northern portion of this area contains the existing Alex G. Spanos <br /> Corporate Jet Center, located on approximately 5 acres. The.northern portion of this functional area is <br /> zoned P-F and is within the Airport Related Zone, and the southern portion is zoned AP-X. This area <br /> also contains property that can be used in the future for expansion of the existing Airport terminal and <br /> parking area. <br /> Development sites within the four functional areas can be developed either simultaneously or incrementally <br /> by individual users or a single user, in accordance with market demand. <br /> Recommendation <br /> Approval.
