TO: Development Committee
FROM: Harry Is14Senior Planner
SUBJECT : PRE-APPLICATION NO . SU-90-10
OF ANGELO FLOR
-----------------------------------------------------------------
The Development Committee will review this pre-application on
September 27 , 1989 .
The project site contains 24 acres . For the. $8—lot subdivision
proposed, the average development density will be . 3 . 67 units per
acre . This is within the range permissible under the site ' s
General Plan designation, Low Density Residential. Minimum lot
sizes will conform to area regulations of the site ' s zoning,
R-1 8 .
Development service requirements for the subdivision are as
follows :
° Sewage disposal by the Linden County Water District.
° Water supply Y 1 b the Linden County Water District.'
Storm drainage by a County-operated system .
"Will-serve" letters from the Water District will be required
with the submission of the subdivision application.
The preliminary subdivision layout seems to have an inadequate
circulation system. Two suggestions would be to extend Alfalfa
Street to the north and Monte Vista Drive to the west to connect
existing roads with the subdivision. The street stub to the
north should be deleted because that particular parcel is desig-
nated Agriculture and already has access to a public road (Baker
Road ) .
HI . vj
