CONDITIONS OF APPROVAL FOR SU-91-9 <br /> Unless otherwise specified, all Conditions of Approval and <br /> Ordinance Requirements shall be complied with prior to the approval <br /> of the Final Map. The Tentative Map shall expire three years from <br /> the date of application approval. <br /> Those Conditions followed by a Section Number or other Statutory <br /> 4 Requirement are based on ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> k <br /> 1. DEVELOPMENT SERVTCES DIVISION: <br /> a. The minimum lot area shall be not less than 8 , 000 square <br /> feet (Section 9-5253 of the Planning Title) . <br /> b. The minimum width of any lot shall be 65 feet, at a <br /> M distance of 20 feet back from the front lot line (Section <br /> 9-5254 of the Planning Title) . <br /> C. The minimum dimensions for corner lots shall be 75 feet <br /> + by 75 feet (Section 9-3226 .5 of the Planning Title) . <br /> d. The planting of trees along streets is required as <br /> follows: <br /> (1) A minimum of one tree per lot frontage is required. <br /> (2) For corner lots, street trees shall be required on <br /> both street frontages. The trees cannot interfere_ <br /> with sight distances and setbacks. <br /> (3) Trees shall be five gallons in size. <br /> (4) Trees shall be located so that at 15 years of age <br /> the crown will not encroach across side property <br /> lines. <br /> (5) Trees shall be located a minimum of ten f eat from <br /> driveways. <br /> (6) Trees shall be located a minimum of four feet and a <br /> maximum of ten feet outside of the road right-of- <br /> way. <br /> (7) The planting of the required street trees may be <br /> bonded along with the subdivision 's street <br /> improvements. Street trees on individual lots <br /> shah be planted prior to the final inspection •for <br /> each lot' s residence. <br />
