t <br /> U. The subdivider shall agree to share in 35 percent of the <br /> cost of installing traffic signals and pedestrian <br /> crosswalks on State Route 26 at Ione Street. Security, <br /> acceptable to San Joaquin County, shall be provided to <br /> ensure the installation of the signals and pedestrian <br /> crosswalks. <br /> 3 . PUBLIC HEALTH SERVICES: <br /> a. Connection to a public sewer system is required. Prior <br /> to the issuance of any building permits, sewer facilities <br /> shall either be bonded for or be in place, as evidenced <br /> by a letter from the serving entity. <br /> b. For existing structures, open, pump, and backfill the <br /> septic tank, seepage pit, or excavation under permit and <br /> inspection by the Environmental Health Division. <br /> C. Connection to an approved public water supply system is <br /> required. Prior to recording the final map, a letter <br /> from the water supplier will be required which states <br /> that they have the capacity to serve the development and <br /> that the system meets State standards. <br /> d. Destroy or properly seal any abandoned wells under permit <br /> and inspection by the Environmental Health Division. <br /> 4 . ' BUILDING INSPECTION DIVISION: <br /> a. A grading plan shall be submitted by the developer, and <br /> it shall be approved and a grading permit issued by the <br /> Building Inspection Division prior to any excavation or <br /> filling of earth material. The grading plan shall <br /> contain the information listed in the U.B.C. , Appendix, <br /> Chapter 70, Section 7006 (1) . <br /> (1) The: grading plan shall include complete drainage <br /> details andelevations of the adjacent parcels. <br /> Retaining wall details shall be submitted where <br /> applicable. <br /> (2) Grading in excess of 5, 000 cubic yards shall comply <br /> with Section 7014 for "Engineered Grading <br /> Requirements. " <br /> (3) All recommendations of the soils engineer shall be <br /> incorporated in the grading plan. <br /> (4) All compaction reports must be submitted prior to a <br /> foundation inspection. <br /> -7- <br />
