• t i <br /> CONDITIONS OF APPROVAL <br /> DV-01-4" <br /> Ford <br /> Deviation Application No. DV-01-4 was approved by the San Joaquin County Community <br /> Development Department on February 6, 2002. The effective date of approval is February 16, 2002. <br /> This approval will expire on August 18, 2003,which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been compiled with and (2) a Parcel Map has been filed <br /> with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled. <br /> prior to approval of the Parcel Map. ,Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY.DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468-3161) <br /> a. APPROVAL: This approval is for a Deviation to reduce the required lot area in the R-L <br /> (Residential-Low Density) zone from 6,000 square feet to 5,778 square feet for Parcel 2 as <br /> shown on the Site Plan dated November 2, 2001. <br /> b. LOT WIDTH: The fcjlowing lot width regulations shall apply: <br /> i R I <br /> (1) Parcel 1 shall have a minimum lot width of 65 feet on Anteros Avenue and Rick Avenue. <br /> (2) Parcel 2 shall meet the minimum lot width requirements for the R-L zone. <br /> c. OAK TREES: Development on Parcel 2 shall be in compliance with the provisions of <br /> Development Title Chapter 9-1505 (Trees). <br /> d. STRUCTURES: The existing garage will need to be removed prior to recording a Parcel Map. A <br /> demolition permit can be obtained at the Building Inspection Division. <br />
