Frontage improvements including, but not limited to, curb, gutter, sidewalk, wheelchair ramp, <br /> driveway installation, pavement widening and street'lighting at the comer should be installed. Should <br /> installation of these improvements prove not practical due to existing physical constraints, the <br /> owner/developer should enter into a Deferred Improvement Agreement whereby the <br /> owner/developer agrees to install the required improvements at such a time as it is practical. <br /> Further, the following should be forwarded as additional comments to the owners/developers: <br /> 2. Sanitary sewer connections shall be provided to each lot in conformance with Stockton Municipal <br /> Code Section 7-089.11. In order to provide a connection to the proposed eastern parcel, a public <br /> sanitary sewer line shall be extended within Rick Avenue. This extension of a public utility <br /> requires Improvement Plans to be submitted to the City of Stockton Public Works Department. <br /> 3. All on-site septic tanks and/or wells shall be abandoned in accordance with San Joaquin County <br /> Development Title Standards. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
