The granting of the Deviation will not be materially detrimental to other properties or land uses in the area. <br /> The granting of this deviation will allow for a single family dwelling on a parcel <br /> in substantial conformance with the surrounding properties. <br /> 2. There are exceptlonaal or extraordinary circumstances or conditions applicable to the property or to the intended uses that do not <br /> apply to other properties In the same zoning district In the vicinity. 1 <br /> Lot .414 of Burkett Gardens lost approximately 0.30 acres when Rick Avenue was created. <br /> Had lot 414 retained its original square footage, there would have been enough square <br /> footage for the proposed parcel split described in this deviation. <br /> 3. The strict application of the regulation deprives the property of privileges enjoyed by other propeerrtles in the vicinity. <br /> There are many properties in the vicinity of, this -projwith similiar acreages. In <br /> fact, the east half of lot 414 (contiguous to -this_.-iroject) was divided in a <br /> similiar manner to this project. X <br /> 4.
