e(/ \3 <br /> IN <br /> f CONDITIONS OF APPROVAL <br /> I <br /> LA-01-46 <br /> Grimes,et al <br /> Lot Line Adjustment Application No.LA-01-46 was approved by the San Joaquin County Community <br /> Development Departmenton July 13,2001,which is the effective date of approval. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> .F <br /> This approval will expire on January 12, 2003, which is 18 months from the effective date of <br /> approval, unless'a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kimberly Wallace,468-0816) <br /> a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Tentative Map <br /> dated June 12,2001. <br /> i <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared,stamped,and signed by a <br /> Registered Civil Engineer,qualified to practice Land Surveying per Section 8731 of the Land <br /> 4 Surveyors'Act,or a Licensed Land Surveyor.(Development Title Section 9-872.4) <br /> c. ROAD/UTILITY ACCESS: Parcel 2 shall grant Parcel a 12-foot,6-inch easement for roadway <br /> and utility access along the northern boundary of Parcel 2. Parcel 3 shall grant Parcel 2 a 12-foot, <br /> six-inch easementfor roadway and utility access along the southern boundary of Parcel 3. <br /> 2.
