MORADA MUNICIPAL ADVISORY COUNCIL
P. 0. BOX 94
LODI, CA 95241
APRIL 9, 2007
Sail Joaquin County
Community Development Dept .
1810 E. Hazelton Avenue
Stockton, CA 95205
Attn . : Eva Page
Dear Eva ,
This letter is is in regards to Application #PA-0700129 (LA)
on 8555 Arbour Lane . The Morada MAC does - not support the proposed
lot line adjustment as it would make the hohconforming Lot h even
smaller. Our concern is that theke is not sufficient room to
install a septic system at least 1001to 150 ' from the existing
well as it could pollute the groundwater . Are there existing
wells on the surrounding lots? Oris this neighborhood on
community water which might require that this well be abandoned .
Also , the SJ County Department of Environmental Health requires
sufficient lot space for a replacement septic system should the
new system fail . Reducing the size of the Lot 1 would further
restrict meeting this requirement .
Any change from a small nonconforming lot does not allow the lot
to be made smaller . The current lot size is 1 acre if there is
community water and 12 acres if there is a well and septic system
on the lot . Although Lot 2 is being made larger , Lot 1 would be
reduced from 0. 49 acre to 0. 39 acre .
Thank you very much for a chance for us to comment on this
proposed lot line adjustment .
Yours truly,
- L) .-0,
William V. Fields
President , Morada MAC
